Each year, the home remodeling site Fixr polls industry experts and leaders in their field to help determine some of the top trends in the home improvement industry through their Energy Efficient Home Design Trends report.
Here are some of the most relevant findings to help you maximize your clients’ potential when buying or selling a home.
Energy Star Dryers
One key trend to watch for in properties is an Energy Star rated dryer. Of all the various appliances with the Energy Star label, experts felt that the dryer made the biggest change in energy usage when switching to a more efficient model. This is due in part to the fact that dryers use nearly as much electricity as central air conditioning.
Home shoppers today are focusing more on the laundry room, as well as where it’s located and what it contains more so than they ever have before. An energy efficient dryer can have a big impact on monthly energy budgets.
When it comes to heating a home, the heat pump is the most recommended method of heating for providing consistent heat and energy savings. Heat pumps work by exchanging outside air for inside air. It extracts the heat energy from the air outside–even in cold weather–and transfers it indoors.
An electric heat pump is 50 percent more efficient that other forms of heating. It’s also the most frequently installed energy efficient heating system in homes today.
Day Lighting for the Kitchen and Living Room
While experts agree that the best way to save money on electric bills without reducing the amount of usage is to use LED lights, there are still important things to consider when looking at a home for sale.
Day lighting is an important component of reducing electricity. This has to do with how much natural light a room gets. The kitchen and living room are two spaces that use the most electricity. As such, it makes sense that home buyers may want to opt for homes that have sufficient natural light in these areas either through windows or skylights.
Tankless Water Heaters
While the heat pump is the most popular way to heat a home, a tankless water heater is the most popular method of heating water. Tankless heaters are installed inside the walls of a home, and heat the water as it’s being used. This is in contrast to a heater that is constantly maintaining the temperature of any gallons of water at a time. Households that use this method of heating water can expect to save $100 a year on their energy bills.
Heat pumps and tankless heaters are both popular, but hybrid heat pump hot water heaters tend not to perform as well universally. Tankless heaters can be installed in more places, and perform better in cold-weather climates in general.
Low Flow Fixtures in Full Bathrooms
Households use a lot of water each day when they aren’t using low flow fixtures to try to restrict this usage. Experts felt the place that made the biggest difference when installing these items is in full bathrooms.
This makes sense, as the full bathroom will include a tub and shower, as well as a sink and toilet. Installing low flow fixtures in full bathrooms can help reduce the load on the water supply.
If home buyers are looking at homes with renewable energy sources, experts say that solar panels are by far the most popular method. Renewable energy is increasing everywhere, with millennial homeowners leading the biggest push into this sector. Experts also reported that millennials were the most likely to invest in cleaner energy sources, with Gen X taking second place.
Saving Energy Means Saving Money and the Environment
Homeowners and home buyers today are motivated to make energy-efficient changes in their homes due to the potential to save money as well as energy. More people generally aware of a need to protect the environment so it makes sense that protection coming from within the home ranks second place.
Homeowners and home buyers that want to maximize their potential in both these areas should seriously consider paying attention to these and other important trends in energy savings. While individually each of these factors may not save much, added together, they can have a significant impact on both the homeowner’s wallet, and their overall comfort inside the home.

The paint companies have released their color forecasts for the new year. Here are the hot hues expected to make waves in 2019. Which one is your favorite?

Living Coral: Paint company Pantone announced “Living Coral” as its 2019 Color of the Year. The orange shade with golden undertones embodies “warmth and comfort,” Pantone says. “Living Coral easily delivers a graphic pop to a space,” says Rebecca Snowden, an interior style adviser at Furniture Choice. “Introducing it through small elements will brighten up a room, creating a sense of coziness that’s also fresh and chic.” For example, the energetic tone can liven up cushions, throws, and rugs in a living room. In a dining area, color blocked plates and coasters in the peachy hue may add some spark to a table arrangement, she says.

Blueprint: Behr has gone blue with its top color choice for the new year. Blueprint is a mid-tone blue that is described as warmer than denim but softer than navy. Behr is embracing a full range of blue, teal, and grays as key color choices in 2019. “Layer light and dark blues on walls, cabinets, furniture, and decor for impactful results,” Behr says.

Cavern Clay: Sherwin-Williams has picked a warm terra-cotta color called Cavern Clay as its 2019 Color of the Year. The color embodies an American Southwest, modern desert aesthetic. “This warm, earthy hue is both casual and refined,” Sherwin-Williams says. “It can be the backdrop of a playful, welcoming dining room or kitchen when paired with bright tiles, warm stone, and sculptural greenery.” It also compliments materials like leather and woodgrains.

Metropolitan Gray: Benjamin Moore expects the gray trend to continue in the new year, which is shown through its neutral pick with Metropolitan Gray. “It’s a color in the neutral spectrum that references a contemplative state of mind and design,” says Ellen O’Neill, Benjamin Moore’s director of strategic design intelligence. “Not arresting nor aggressive, this understated yet glamorous gray creates a soothing, impactful common ground.”

In a recent survey, industry influencers shared what they felt were the top trends in single-family homes for 2018. These trends took a good look at what home buyers were looking for, and what potential sellers and real estate pros can do to help make properties more attractive to those looking at them.

Before you can stage anything, you need to know a little more about whom you’re staging the rooms for. And while in years past, Baby Boomers made up the bulk of the home buying market, in 2018, you’ll be seeing a predominantly younger demographic.
Fifty-three percent of industry influencers surveyed believe that members of Generation X, aged ages 38 to 53, will compromise the majority of the market, while an additional 34 percent feel that Millennials, ages 21 to 37, will make up the remainder. With this younger group of buyers purchasing more than ever before, you need to pay more attention to what they want during your home staging rather than relying on trends of years past.
Keep in mind that influencers also feel that things like faux finishes and jewel tones—popular design trends of years past–are all out as far as today’s buyers are concerned.
While you can’t always change every floor plan of every home, you can remove a few walls from a home’s interiors if it means making it more appealing to buyers. More than 70 percent of real estate influencers believe that an open floor plan will be something that home buyers want to see.
Open floor plans are great for entertaining, they help maximize natural light, and are extremely versatile in terms of how the space can be set up and used. These attributes are helping drive more home buyers, especially younger buyers, toward open concept homes than ever before.
When you’re staging a home for sale, don’t overlook one of the most popular trends right now–the smart home. While you don’t have to automate everything in the home to entice buyers, switching out lights for smart bulbs, and adding in things like a smart thermostat and front door lock can go a long way toward encouraging interest amongst buyers.
Fifty percent of influencers surveyed feel that smart homes are going to be the biggest feature that home buyers are looking for in 2018. Smart homes are accessible, functional, and according to Energy Star , they can also save homeowners money–10 percent to 30 percent on energy bills just by switching to a smart thermostat alone. That can certainly be very attractive to prospective buyers.
Everyone knows how important curb appeal is to a home. And today’s trends for home exteriors can help you make the most of a property’s curb appeal during the staging process. This includes using cool colors on the exterior, and for a fast and easy update to the yard, add some potted or raised planters to create a cozy atmosphere that attracts those who enter the yard.
As long as you’re including a few smart features in the home design, be sure to introduce voice control features as well. Surveyed influencers believe that voice control as part of home automation will be a very attractive addition to many homes for today’s buyers.
Luckily, with so many voice-controlled devices on the market, it’s easy to find one that will fit seamlessly in with the rest of the home’s design, helping to capture the attention of any prospective buyer who stops in.
